A primary advantage of buying a resale property is that you can move out anytime you like.

Things to check or keep in mind while buying a resale property

Sale deed – This is the most important document needed to buy a resale property. A sale deed is the most important legal document which is in fact the evidence of sale and transfer of the unit. It is highly recommended that you read the document carefully and understand all the terms and conditions before signing on the dotted lines.

Age of the property – Before buying the resale property, know about the age of the property. Somewhere between 1 to 5 years or a maximum of 10 years is a good investment. The age of the property will also guide you in factors like construction defects, hidden issues, repair history, or any other concern that the unit might have. This will also help you know the financial expenses you would need to incur. And the best thing is that you can decide whether you will go ahead with this property or not.

Building Plan – It is imperative to know that the building you are moving in is a sanctioned one or not. It is normally approved by the local municipality. Please note that a building plan will include off; the blueprint of equipment, property, utilities, and layout. Be aware of the fact that any type of unauthorized or additional construction bears the risk of getting your property knocked down or denying occupancy.

Home Inspection is mandatory – Know the condition of your home before moving in. Either you ask for a Home Inspection report from your buyer/broker that will give you a complete insight about the resale property that you are going to buy or else you get a Home Inspection done. It will reveal problems (if any) that can exist inside your home; such as water patches on the ceiling, damp or ventilation issues, uneven and flaky wall-paint, any electrical shortcomings, plumbing issues, etc. and also on the exterior of your homes such as whether your exterior wall paint is a weatherproof emulsion paint or not, exterior piping system, condition of your terrace/roof, etc. Home Inspection is a MUST. Occupancy/Completion Certificate – Occupancy Certificate (OC) is supplied by the local government when the project is finished and it seems fit for habitation. Completion Certificate is supplied by municipal authorities when the project is completed. Both the certificates specify that the properties have been built lawfully and with the approved layout. These documents are very important as they are needed for applying for a loan, or for availing local water supply, electricity, sanitation, etc.

Buying a home/property is one of the biggest investments you will make in your life. So do it with utmost care because you are not only investing your hard-earned money but ensuring a safe, healthy, and secured roof/shelter for your family. Be an informed buyer; do not overlook anything because it’s a resale property. Whether it’s a new home or a resale home, you are going to call it YOUR HOME and you will probably live your life in it. Seek help from professionals, do not rush into it, and do not keep any matter hanging or any doubt or questions unanswered.
